The end of the lease often ends in deposit disputes – mostly due to misunderstandings about when the tenant/s rights to arrange/approve repairs end and the landlord/s exclusive rights in this regard kicks in.

As agents we often forget that tenants and landlords do not understand the intricacies of the Rental Housing Act which governs these rights – part of our role is to explain these to them so that they understand their rights and obligations – and this can make a huge difference in the outcome.

In this MasterClass we will delve into what the Rental Housing Act requires of all parties, when the tenants right to carry out repairs end, and when the landlords have the right to carry out repairs (and deduct the cost of these from the deposit) without any permission from the tenant.

Some common questions that we will answer are:

• Does the landlord need the tenants permission to deduct the cost of damage from the deposit?
• Does the landlord need to get a specified number of quotes and present these to the tenant?
• What does the RHA require the landlord to provide to the tenant?

We will also discuss the matter of pre-exit inspections and the phenomenal difference this can make to the end of lease experience.
